Plans have been approved subject to conditions to build new temporary/emergency accommodation in East Renfrewshire.

Permission has been granted for a detached, two-storey building providing five bedsit flats at the Overlee House Homeless Unit on Moray Drive in Clarkston.

The site is operated by East Renfrewshire Council to provide temporary/emergency accommodation for those with acute housing needs.

The application was submitted by the local authority’s director of environment in January and approved this month.

Six trees are required to be removed to accommodate the proposed development.

Ten conditions are attached to the approval,.

The development must begin within three years of the permission being granted.

It cannot, however, begin until all trees to be retained within the site have been protected by suitable fencing.

To mitigate any impact on biodiversity, three bird boxes must also installed at the site.

A further condition relating to the interests of public health and to protect users of the development and the wider environment from the effects of contamination has also been included.

Development is not allowed to begin until a scheme to deal with any contamination on the site has been submitted to and approved in writing by the planning authority.

Furthermore, before any part of the development is occupied/used the approved measures to decontaminate/remediate the site must be fully implemented unless a phased completion and occupation is agreed as part of the approved scheme.

Further conditions attached relate to measures to protect any archaeological remains, surface water management, night-time internal noise levels, and the timing of construction work at the site to prevent nuisance noise to the surrounding area.
