Planners have approved an application to create a new Starbucks and Greggs in East Renfrewshire subject to conditions.
Proposals were submitted in June to turn the former Zyka restaurant premises on Greenlaw Place in Newton Mearns into the coffee and bakery outlets.
The proposed alterations and subdivision of the existing unit into two separate units included the formation of new entrance doors, an outdoor seating area and other minor ancillary external works.
It was proposed that the new Greggs will have seating for 26 customers.
Three conditions have been attached to the approval, which was granted this month.
The development must not begun any later than three years from the date permission was granted.
Noise from the development and any associated equipment is also not allowed to exceed certain limits.
This is in order to prevent noise nuisance to neighbouring properties.
The premises will only be allowed to be open to the public between 8.30am and 8.00pm, 7 days per week, to coincide with the general operating hours of the Greenlaw Village Neighbourhood Centre.
This is unless minor and temporary amendments are otherwise agreed in advance in writing by the planning authority.
The premises must also be vacated within one hour of closure to the public.
